We have the following comments with regards <br /> to engineering matters: <br /> • The grading plan proposes to grade a swale on the property to the south within a temporary <br /> easement. Proof of this easement from the adjacent property-owner should be provided to the <br /> City. <br /> • It does not appear that the proposed grading to the north of the driveway will route runoff to the <br /> culvert. The culvert may need to be lowered to adequately capture runoff. However, this may not <br /> allow for enough grade downstream of the culvert for adequate drainage, Therefore, the applicant <br /> may want to consider installing an infiltration trench to the south of the driveway as proposed in a <br /> previous submittal. In either case, an EOF should be provided that is at least one foot lower than <br /> the lowest adjacent house opening. <br /> • Top of wall elevations should be provided for the retaining wall in the rear of the house. <br /> • Engineered design and details shouid be submitted for review and approval for all retaining walls <br /> over 4' in height. <br /> • A small amount of grading is proposed in the 0-75' setback to account for the higher house <br /> elevation, This would add approximately 5 cubic yards of material and appears to be acceptable. <br /> • It appears a 945 contour is missing from the east side of the house. <br /> If you have any questions, please call me at(651)604-4894. <br /> Yours very truly, <br /> Bonestroo <br /> � � . <br /> Darren Amundsen <br />
