The plans propose to construct a new house and driveway. We have the following comments with <br /> regards to engineering matters: <br /> • The grading plan proposes to grade a swale on the property to the south within a temporary <br /> easement. A permanent easement should be provided over the swale to the lake, and proof of <br /> this easement from the adjacent property-owner should be provided to the City. <br /> • Grading of the proposed swales along the southerly and northerly lot lines will required grading on <br /> the neighboring properties. Proof of the ability to construct these swales, such as an agreement <br /> with the adjacent property owners and construction easements, should be submitted to the City. <br /> • It does not appear that the existing deciduous tree adjacent to the proposed driveway can be <br /> saved as noted as there is approximately 1.2'of fill that is proposed in this area. <br /> � • The two existing deciduous trees adjacent to the proposed swale near the lake may also need to <br /> be removed due to the proposed grading near the trees. <br /> • In order to grade a swale along the northern property line, some grading is proposed within the 0- <br /> 75' lakeshore setback, resulting in cuts of up to two feet. If the City permits this grading, <br /> additional erosion control and restoration details should be provided. <br /> • We recommend a minimum swale grade of 2%. The grading plan shows swale grades as flat as <br /> 1%. The applicant should revise the grading plan to show minimum swale grades of 2% or be <br /> advised that swales less than 2%will be seasonally wet. <br /> • Earthwork quantities should be calculated and submitted for review. <br /> • It appears that the proposed grade just north of the garage will exceed the maximum allowable <br /> slope of 3:1.
