In determining the number of stores, we subtract 6-feet from the <br /> main floor elevation (shown as 1004.5'), which is 998.5'. This existing 998.5' contour is the contour with which we <br /> determine story vs. basement. At least 50% of the basement perimeter must be below the existing 998.5' contour...if <br /> not, the lowest level will be considered a story and the home will be defined as three stories. Attached is our drawing <br /> highlighting the portion of the perimeter which meets the 6 foot threshold. The portion 6-feet or more in existing grade <br /> appears not to have enough lineal footage to meet the City's basement requirements. Therefore this is defined as a <br /> three story home and is not permitted. Please revise the house to meet the 2 %2 story requirement or lower the home so <br /> more than 50%of the basement perimeter is 6-feet from the main floor. <br /> Once we receive an updated, survey and/or building plans, our review will continue.
