Master Bath [#20?] <br /> 1. Frame the walls and ceilings. <br /> 2. Plumbing <br /> a. Supply and install the following fixtures (with allowances noted below) at locations per <br /> plan <br /> i. Install supply and return locations as necessary per renovations and Provide new <br /> register covers as necessary. <br /> b. Provide and install bath exhaust fan [max 110 CFM] and insulated ductwork with exterior <br /> roof jack or wall vent as necessary. <br /> 4. Electrical <br /> a. Install (2) recessed lights with standard trim on single pole switching <br /> b. Install (1) recessed lights with shower trim on single pole switching <br /> c. Install (2) owner-supplied fixtures on single pole switching <br /> d. Install (2) GFCI duplex outlets at vanity <br /> e. Wire the bath fan <br /> f. Wall switches shall be located at 42�to top of box from subfloor, unless noted otherwise. <br /> 5. Insulation <br /> a. Install insulation as specified. <br /> 6. Drywall <br /> a. Install and finish the drywall at new walls and ceilings. <br /> 7. Cabinetry <br /> a. Supply and install clear maple finished vanity, per plans, with flat panel, full overlay doors <br /> &drawer fronts. <br /> 8. Counter Tops <br /> a. Provide and install standard cultured marble top with integral backsplash and set on side <br /> splashes with 2 standard integral sinks <br /> 9. Tile <br /> a. Floor: Provide and install mudset base and ceramic tile floor with $8 PSF (per square <br /> foot) allowance for tile materials, including Corian/stone thresholds at floor finish <br /> changes. <br /> b. Shower: Provide and install sloped mudset pan and curb with EPDM rubber membrane, <br /> second mudset pan and Denshield (or equal)wallboard to 8 feet above floor, with liquid- <br /> applied elastomeric waterproofing membrane. Provide materials allowances of$8 PSF <br /> floor tile and $10 PSF wall tile, in areas as noted on plans(floor, walls, and ceiling). <br /> 10. Provide and install the Millwork <br /> a. Install baseboards <br /> b. Install window and door casings <br /> 11. Painting and Finishing by owner <br /> 12.Accessories and Hardware <br /> a. Provide and install up to 4 items provided within an allowance of$200.00 for <br /> accessories such as towel bars, toilet paper holders, robe hooks, etc. <br /> 13. Mirrors and Shower Glass <br /> a. Provide and install 2 clear mirrors 36°x42" at the master bath as noted on the plans. <br /> b. Furnish and install frameless heavy glass shower door and panel with clear glass and <br /> brushed nickel metal handle and hinges. <br />
