I have a number of <br /> items needed from you and additional information prior to approval of the permit. The Planning &Zoning review <br /> comments are as follows: <br /> 1. Two full sets of plans and survey information is needed. Only 1 copy was submitted and the second set becomes <br /> the job site information once plans are approved for the permit. <br /> 2. We require that you submit separate hard cover calculation sheets for both the existing and proposed hard cover <br /> for the property. <br /> 3. The architectural building drawings (elevation and building section sheets in particular) do not appear to have the <br /> correct scale and therefore I cannot determine the building height by normal calculations. Please resubmit these <br /> drawings to a correct scale. <br /> 4. I need to verify there are no more than 3 bedrooms in the dwelling with regard to the septic capacity for the site. I <br /> was unable to determine this information from the prior building permit for the property on record with the City of <br /> Orono. A restrictive condition will also be placed upon the building permit which prohibits connection of any <br /> plumbing in the new garage to the septic system, unless this is in fact the intent. If so, another step in the process <br /> will be required. We have two ways to accomplish this. 1. I go out to the property and verify this by conducting a <br /> walkthrough of the dwelling. 2. The owner of the property writes a letter to accompany the application which <br /> states that there exists a total of no more than 3 bedrooms for the dwelling. <br /> 5. Please submit the original signatures on the building permit application along with the updated information. <br /> Engineering comments: <br /> 1. Silt fence should be indicated on the plan immediately down gradient from proposed work where land will be <br /> disturbed. The silt fence should be installed by the Contractor and inspected by the City prior to any land <br /> disturbing activities. The Contractor must provide a minimum 24 hour notice prior to inspection. <br /> 2. A financial security of$2,500 from the Applicant is recommended for erosion control and engineering oversight. <br /> The financial security is intended to provide protection in the event that it becomes necessary for the City to install <br /> or maintain erosion and sediment control within the project area and covers the cost of vegetation re- <br /> establishment if the applicant is unable to follow through with the conditions of approval. Attached please find the <br /> required escrow agreement which must be signed by the land owner, or one of them may just stop by the city <br /> hall and sign them. The fee may be paid by either the land owner or the General Contractor. <br /> 3. The applicant is required to separately obtain Minnehaha Creek Watershed District(MCWD) approval and <br /> permitting for their Erosion Control rule. Please submit this information to their office now if you have not already <br /> done so.
