Staff conducted a preliminary review based on the <br /> information provided and recommends the following items be submitted or revised In order for your application to be <br /> considered complete and for the plan review to continue: <br /> 1. Certificate of Survey. The City Engineer has reviewed the survey and made the following comments. Please <br /> provide two copies of an updated, full size certificate of survey which meets all of the City's survey standards <br /> (enclosed)and addressing the comments below. <br /> a. According to our survey requirements, contours must be shown extending 50' past the property <br /> boundaries. Please revise survey. <br /> b. The survey is showing a 4' sanitary sewer line. Please indicate whether the sewer line has been <br /> constructed or is depicting the proposed. If existing, please provide the as-built plan showing the <br /> sewer location. <br /> c. The building plans show proposed features, retaining walls, etc. that are not shown on the survey. <br /> The plans and survey should match. Please modify. <br /> d. The Survey does not depict any construction erosion control measures. A silt fence or other <br /> appropriate erosion control mechanism should be planned for and must be installed and Inspected <br /> by the City prior to any land disturbing activities. The Contractor must provide a minimum 24 hour <br /> notice prior to inspection. <br /> e. The road, Oliver Hill, has not been approved for construction on Individual lots. Please note we will <br /> not issue building permits until the road has passed our engineer's inspection and a wear course is <br /> down. <br /> 2. Building Height. The building plans reflect a house with a defined height of 31.25'. The plans cannot be <br /> approved as submitted. Please modify the building height to be 30 feet or less. Submit two (2) copies of <br /> updated buildings plans for our review. <br /> The city's definition of building height means the vertical distance between the highest adjoining <br /> ground level at the building or ten feet above the lowest ground level, whichever is lower, and the top <br /> of the cornice of a flat roof, or the deck line of a mansard roof, or the uppermost point on a round or <br /> other arch-type roof, or the median height of the highest gable of a pitched or hipped roof. <br /> Topographic changes which elevate the adjoining ground level above the existing terrain shall not be <br /> considered in determining building height. For a pitched or hipped roof situation, regardless whether <br /> the highest living space in a building is a half-story or full story, if the highest living space contains <br /> windows (excluding skylights) the upper measuring point for defining building height shall be the <br /> median height of the top of the highest window and the highest peak of the roof. City Code states <br /> residential structures may not exceed 2 34 stories and may not exceed 30 feet in height. <br />
