• o `721- <br /> City of ORONO <br /> CITY RESOLUTION OF THE CITY COUNCIL <br /> OF NO. 2684 <br /> ORONO <br /> A RESOLUTION APPROVING THE PLAT OF <br /> COLWELL ADDITION <br /> FILE NO. 1405 <br /> WHEREAS, the City of Orono is a municipal corporation <br /> organized and existing under the laws of the State of Minnesota; <br /> and <br /> WHEREAS, the City Council of the City of Orono has <br /> adopted subdivision regulations for the orderly, economic and <br /> safe development of land within the City; and <br /> WHEREAS , the City Council has considered the <br /> application for a subdivision of a three-lot plat by Phyllis D <br /> Colwell and Thomas G. Colwell, hereinafter subdividers; and <br /> WHEREAS, the subdivision has been found to meet all <br /> standards of the RR-1B zoning district finding that each lot is <br /> of a size and configuration that will allow its use as a single <br /> family residence to be fully developed without the need of any <br /> variances; and <br /> WHEREAS, the subdividers has completed all requirements <br /> of the platting regulations of the City, including: <br /> 1. Completion of all requirements of Resolution #2655. <br /> 2. Dedication on the plat of rights-of-way for public roads <br /> shown as County Road 51 and County Road 84. <br /> 3. Dedication to the City of a Flowage & Conservation <br /> Easement providing formal limitations on the use of wetlands <br /> and/or drainageways described therein and shown on the plat <br /> as "drainage easements" . <br /> 4. Execution of an agreement by the subdividers that would <br /> require the removal of the detached structure on Lot 1 if a <br /> building permit for a principal structure/residence has not <br /> been issued within one year of the date of final plat <br /> approval (August 28 , 1990 ) . <br /> 5 . The subdividers have contracted to complete the <br /> installation of a new septic system (Orono Permit No. <br /> 002130 ) to serve the existing residence on Lot 2. <br /> 6. Payment to the City of a Park Dedication Fee in the <br /> amount of $300.00. <br /> Page 1 of 3 <br />
