• 11. For all projects located in Lakeshore Residential Zoning <br /> Districts, hardcover limitations apply. Hardcover, by definition, is <br /> any structure, blacktop, or other material which interferes to any <br /> degree with the direct absorption of rainfall into the ground. Hard- <br /> cover calculations must accompany each application involving <br /> additional or replacement proposed hardcover in the affected zoning <br /> districts. See the attached "Hardcover Worksheet". <br /> B. One set of building plans and specifications noted with corrections or <br /> code compliance date and stamped as approved by the Building Official will <br /> be returned with the permit. This approved copy must be keut on the <br /> individual job site, available to insvection personnel throughout the <br /> construction. <br /> C. A Certificate of Occupancy is required prior to the use or occupancy of <br /> any new structure erected within the City. This certificate will be issued <br /> by the Building Official at such time as final inspections demonstrate that <br /> code compliance has been achieved. Final inspections are required for all <br /> existing structures altered or changed in use. Changes in the use of the <br /> commercial structure must also be approved by the Zoning Department. <br /> D. Time of Construction. Section 12.05 <br /> Subd. 1. Permit Expiration. Notwithstanding continuing or on-going <br /> work, any building permit issued by the City shall expire and by <br /> limitation be null and void and shall require issuance of a new permit <br /> and payment of a full new permit fee if a Certificate of Occupancy and <br /> final completion has not bee issued within the following length of <br /> time after the date of permit issuance, which new permit and fee shall <br /> be necessary to reimburse the City for on-going and more than normal <br /> number and cost of inspection services. <br /> A. Single Family Residential dwellings , including new <br /> construction, remodeling or additions: 24 months. <br /> B. Accessory Buildings on Single Family Residential properties: <br /> 12 months. <br /> C. All Multi-Family and Non-Residential construction: 24 months <br /> except when a longer time is authorized by the Council at the <br /> time the original permit is issued. <br /> Subd. 2. Exterior Work. Notwithstanding continuing or on-going work <br /> nor issuance of new or extended permits, all exterior work shall be <br /> expeditiously brought to completion to protect adjoining and nearby <br /> properties as follows: <br /> A. No land shall remain disturbed and exposed without <br /> established grass or other ground cover for a period exceeding 12 <br /> months, or any lesser period as may be specified in the permit. <br /> B. All exterior construction including siding, roofing, doors, <br /> windows and finish shall be completed and present a finished <br /> appearance within 12 months of the start of construction. <br /> IDENTIFICATION OF PREMISES REQUIRED <br /> Approved addresses shall be displayed, plainly visible and legible <br /> from the street fronting the property. <br /> 3 <br />
