Certificate of Survey. A certificate of survey was submitted, but we require additional detail. Please <br /> provide a revised certificate of survey showing topography on the entire property. The City has maps with <br /> two-foot contours available for$12/acre which your surveyor can overlay onto your survey. Also, please <br /> provide additional grading showing proposed contours between the 944'and 946' to manage runoff within <br /> the property. <br /> 1/ Wetland Delineation. A Manage 3 wetland exists on the property. This project will trigger the City's <br /> wetland buffer ordinance. Please provide a wetland delineation report. The wetland delineation must be <br /> approved by the Minnehaha Creek Watershed District (MCWD). The delineated edge of the wetland <br /> must be shown on the survey, along with the required 16.5'buffer and 20'structure setback. Our wetland <br /> specialist will review the condition of the existing buffer or site and determine if improvements or <br /> enhancements to the buffer will be necessary. If so, additional escrow money and an enhancement plan <br /> will also be required. 8OIT/ /.ts <br /> 3. Escrow & Escrow Agreement. Building permits involving grading and/or review by the City's engineer <br /> require submittal of an escrow and an escrow agreement. The purpose of the escrow is to guarantee <br /> reimbursement to the City for out-of-pocket costs incurred during the review of your plans. Additionally <br /> this escrow will guarantee conformance with City Code Chapter 79 relating to erosion control and <br /> stormwater. The required escrow amount for this project is$2,500. The escrow agreement is enclosed. <br /> The property owner must sign the escrow agreement and submit a check for$2,500. <br /> The above information is required in order for the plan review to continue.
