(2) A front lot created as part of a front/back lot division shall meet all zoning district area, width <br /> and setback standards; except that the required side yard of the front lot adjacent to the access <br /> outlot shall be equivalent to the side street yard requirement for that zoning district. <br /> (3) Access requirements shall be as follows: <br /> a. Access outlots shall be 30 feet minimum width, and shall be wide enough to accommodate <br /> drainage, snow removal and screening without encroaching on neighboring properties. <br /> b. In approving front/back lot divisions, the city may require that both front lot and back lot <br /> share a driveway access within the access outlot if the council determines that creating an <br /> additional access to the existing street will be a potential safety hazard. <br /> c. Driveways within a back lot shall be located at least ten feet from the side or rear lot lines of <br /> adjacent lots. <br /> d. No more than two residences may be served by a driveway located within an access outlot. <br /> e. No access outlot may be platted abutting an adjacent access outlot except when the intent <br /> is to combine the two access outlots for creation of a public or private road meeting city <br /> standards. <br /> (4) Screening requirements shall be as follows: <br /> a. Driveways constructed in access outlots shall be adequately screened by fencing or <br /> vegetation at the discretion of the city, at all points to the rear of the required street yard of <br /> the front lot, so as to eliminate intrusion of vehicle headlights into the side or rear yard of <br /> adjacent lots. <br /> • b. The street yard of the back lot shall be adequately screened by fencing or vegetation at the <br /> discretion of the city, so as to eliminate intrusion of vehicle headlights into the side or rear <br /> yards of adjacent lots. <br /> (5) Accessory structures shall adhere to all requirements of this chapter, with the following <br /> additional requirements: <br /> a. Accessory structures within a back lot shall be allowed no closer than ten feet to a <br /> neighboring property's side or rear yard. <br /> b. Accessory structures shall not be allowed within the required street yard of a back lot nor <br /> within the required rear yard of a front lot which abuts the street yard of a back lot. <br /> c. No accessory structure shall be allowed within an access outlot. <br /> (Ord.No. 122 2nd series, § 2, 12-13-1993; Ord.No. 64 3rd series, § 1, 9-14-09) <br /> Sec.82-224.-Sewerage facilities. <br /> (a) General requirements. Where public sanitary sewer is available, the subdivider shall install sanitary <br /> sewer facilities in a manner prescribed by the city's construction standards, specifications and <br /> provisions of this Code. All plans shall be designed in accordance with the rules, regulations and <br /> standards of the city, state health department, and other appropriate agencies. Plans shall be <br /> approved by these agencies. <br /> (b) Connection. Where a public sanitary sewerage system is reasonably accessible, the applicant shall <br /> connect the system and provide sewers accessible to each lot in the subdivision. <br /> (c) Central system. Where public sanitary sewerage systems are not reasonably accessible but will <br /> become available within a reasonable time (not to exceed 15 years), the applicant may choose a <br /> central sewerage system. The maintenance cost shall be assessed against each property benefited. <br /> Where plans for future public sanitary sewerage systems exist, the applicant shall install the sewer <br />
