Tenant' s use of the Leased Premises and/or Facility, as set forth <br /> in paragraph 6 during the term of this Lease or any extension <br /> thereof. <br /> 10 . UTILITIES. Tenant shall be responsible for obtaining <br /> and shall pay, as they become due and payable and before they <br /> become delinquent, all charges for electricity, heat, air <br /> conditioning, water, gas, fuel, telephone, sewer usage or rental, <br /> garbage disposal, refuse removal, telephone and any other utility <br /> service furnished to the Leased Premises and/or Facility during <br /> the term of this Lease. <br /> 11. REPAIRS AND MAINTENANCE. During the term of this <br /> Lease, and any renewals or extensions hereof, Tenant, at Tenant' s <br /> cost and expense, shall keep and maintain in good order, <br /> condition and repair the Leased Premises and the Facility, in as <br /> good as a condition as similar recreational facilities are kept. <br /> 12 . LESSOR'S RIGHT TO INSPECT AND REPAIR. Lessor, or its <br /> agents, shall have the right to inspect any part of the Leased <br /> Premises and/or Facility at any reasonable time. <br /> 13 . TENANT'S INSURANCE. Tenant shall obtain and keep in <br /> force, at Tenant' s expense, or shall cause the Facility Lease <br /> Tenant to obtain and keep in force, at the Facility Lease <br /> Tenant' s expense, for the term of this Lease and any extension or <br /> renewal• thereof, the following insurance: <br /> A. A standard "All Risk" property insurance policy. Said <br /> policy shall cover all buildings, fixtures and all other <br /> installations and improvements on or about the Leased <br /> Premises and/or the Facility, on the basis of one hundred <br /> percent (100%) of replacement cost not to exceed full <br /> insurable value. Said policy shall name Lessor and all <br /> mortgagees of record (the names of which are to be supplied <br /> by Lessor) as loss payees. <br /> B. Comprehensive general liability insurance, with minimum <br /> limits of liability in respect of bodily injury and property <br /> damage of at least Six Hundred Thousand and No/100 Dollars <br /> ($600, 000 .00) for each occurrence on a combined single limit <br /> basis, naming Lessor as an additional insured. <br /> C. Builders Risk, completed value basis, including the <br /> value of all furniture fixtures and equipment, and Workers' <br /> Compensation in statutory limits, during all periods of <br /> construction. <br /> D. Each of said policies required pursuant to the <br /> provisions of this paragraph shall be issued by an insurance <br /> company legally authorized to do business in the State of <br /> Minnesota; shall be in form satisfactory to Lessor; and <br /> shall provide for at least ten (10) days notice to Lessor <br /> before cancellation, termination, non-renewal or change 'of <br /> -4- <br />
