Class II Subdivision—Preliminary Plat Application <br /> D. Description of the Project <br /> Our intent is to consolidate the three lots into two lots and build two homes that fully take <br /> advantage of the lakeshore on all sides.Although beautiful,the surrounding lakeshore creates <br /> a practical difficulty for development in that it requires a 75'setback on all sides. <br /> We propose to move the property line between Lots 1 and 2 five feet to the west. Lot 3 will be <br /> vacated and combined with Lot 2. The resulting Lot 1 will be 28,875 square feet; Lot 2 will be <br /> 59,715 square feet. <br /> The existing driveway easement will be vacated and a new,smaller outlot(Outlot A)with <br /> driveway easement will be created to serve both lots.The new outlet will have less crossover <br /> with other easements. A shared 12 ft.wide driveway situated at the northernmost edge of the <br /> outlet will provide access to both properties from Ivy Place.We are seeking a hardcover <br /> variance for the driveway within 75 ft.of the lake.This is the only option to access the lots. <br /> During construction,a temporary wood chip construction parking area will be established on <br /> site capable of accommodating 9-plus vehicles. <br /> Two wetlands currently exist on the site. Wetland A will have two 12-ft wide areas filled for <br /> private beaches.The entirety of Wetland 8(-168sf)will be filled as part of this project.All <br /> mitigation will occur on site and will expand on Wetland A.A wetland buffer meeting <br /> watershed requirements will be established around wetland A and will include high-quality <br /> seedings and plantings. <br /> Stormwater management on the project will be handled primarily by two underground rate <br /> control systems to match the existing conditions on the site.A swale will be constructed <br /> between the proposed project and the adjacent neighbor to the southeast.The swale will <br /> convey stormwater runoff from both properties and will ease already existing flooding <br /> concerns on the adjacent property. <br /> The underground utility easement will be vacated and a new one created that covers the pipe <br /> it was actually intended to cover. <br /> The drainage and shoreline stabilization easement will remain as is. <br /> The applicant will create an easement to accommodate the neighbor's small utilities <br /> encroachment upon the property,or if necessary,will relocate it within the common lot line <br /> drainage utility easement. <br /> E. Trees <br /> Currently the property is moderately covered with low quality trees(boxelder and elm), many <br /> of which are storm and beaver damaged.The site is overgrown with invasive species. Our <br /> plan is to replace the low-diversity,poor-condition trees and all invasive species and to <br /> replace them with high-quality plantings that are well suited to the site. <br /> Our goal for the landscape is to create a sustainable ecosystem that provides habitat and food <br /> for birds and provides long-term enjoyment for the residents and neighbors. <br /> CUP—Page 3 of 4 <br />
