For full <br /> recommendation see page 6. <br /> Background <br /> This property has been the subject of similar variance requests to develop the property in the <br /> past, all of which were denied. Over the years the City has adopted several ordinances which <br /> provide relief to small lots with respect to setbacks and structure footprint limits.Some of the <br /> new rules when applied to the subject property provide the intended relief such as the side <br /> street setback and overall hardcover. However the applicant is requesting rear setback,75-foot <br /> setback and 75-foot setback hardcover variances.Additionally,average lakeshore setback, lot <br /> area and lot width variances are still necessary, at a minimum, in order to develop the property. <br /> LOT ANALYSIS WORKSHEET <br /> Section 78-330&78-1279-Setbacks: <br /> The subject lot is 83 feet wide.The code was recently amended to provide for reduced setbacks <br /> in some situations. Within the LR-1B zoning district,the side yard setback for lots that are non- <br /> conforming as to their width shall be the lessor of ten feet or equal to ten percent of the lot <br /> width as defined. However, in no case shall the side yard setback be less than 7.5 feet. For the <br /> subject lot the applied side yard setback shall be 8.3 feet. Additionally,the rear yard setback <br /> was reduced from 30-feet, and the side street setback was reduced from 35-feet. The revised <br /> setback is 20-feet for both. <br />
