The applicants have demonstrated practical difficulties to support the requested variances without generating neighborhood opposition. The proposed landscape plan offers additional infiltration opportunities offsetting the hardcover and structure placed within the 75-foot setback. They have satisfied the criteria for approval of both of the requested conditional use permits.A covenant should be signed by the property owners relating to the plumbing within the detached garage.
