Currently Lot 3 is not a lakeshore lot.The applicant has <br /> made an application for a subdivision exemption for an administrative lot line rearrangement <br /> between the two properties in order to reconfigure Lot 3 as a lakeshore lot. <br /> The applicant has presented two options: <br /> 1. Create two conforming lots, each meeting the LR-1B minimum area and width (at the 75 <br /> foot setback) however would require a side setback variance allowing the existing home <br /> on Lot 2 to be located within 3 feet of the new dividing line. The side setback variance is <br /> needed in order to certify the subdivision exemption;or <br /> 2. Locate the dividing line so that the existing home meets the required 10-foot side <br /> setback, however,this results in Lot 3 having 132 feet in width where 140 feet is <br /> required.
