The approval resolution required an analysis of the bluff vegetation by a"qualified third <br /> party". The language from the resolution is as follows: <br /> "The Developer will provide an analysis of the vegetative stability of the bluff performed by a qualified third <br /> party, and agrees to comply with recommended bluff stabilization measures as necessary prior to the issuance <br /> of the Certificate of Occupancy. It appears the applicant is not replacing the retaining walls in kind, but altering the existing wall configuration to <br /> allow for an area to walk down. I was out on the site, but do not recall a retaining wall which angles up between <br /> the two wall locations. I only remember two tiers of walls and not an angled wall as being proposed. <br /> 2. The new survey should show proposed grading. It appears there will be additional grading between the walls <br /> which is not being shown. <br /> 3. The wall will have an exposed face of 7'which would need to be screened.
