Staff conducted a <br /> preliminary review based on the information provided and recommends the following items be submitted or revised in <br /> order for your application to be considered complete and for the plan review to continue: <br /> 1. Certificate of Survey. A survey dated 11-15-2017 was submitted with the application. Please address the <br /> following: <br /> lAr. Top of Foundation. The top of foundation elevation is shown on the survey. Please have the surveyor <br /> show the point or spot on the perimeter of the foundation where the top of foundation elevation is in <br /> reference to. Please note, we expect the location to be consistent when submitting the foundation <br /> as-built. <br /> The stoop shown on the survey is larger than the stoop shown on the variance approved survey. The <br /> larger stoop encroaches into the rear setback and therefore must be reduced to the original approved <br /> size. <br /> The deck on the survey is proposed smaller than the deck shown with the variance application. Please <br /> confirm if this is accurately shown. <br /> 1.. r;1. There are no stairs shown from the deck the ground. Please clarify if stairs are proposed. <br /> Please provide two copies of an updated, full-size certificate of survey which meets all of the City's survey <br /> standards(enclosed). Please note,our engineer has not reviewed the survey,so additional comments may be <br /> forthcoming. <br /> Building Plans. The building plans show a 7'-6"wide doors to the "under garage storage". According to City <br /> Code Section 78-1683(2), all garage doors require a minimum of 12' driveway. Either provide updated <br /> hardcover calculations incorporating the minimum of a 12'wide driveway to the doors or adjust the doors to <br /> be no wider than 6'wide. <br /> 3./Building Height. The house is currently measuring 31'-6"where 30' building height is allowed. Building height <br /> �/ is defined as, building height means the vertical distance between the highest existing ground level or ten feet <br /> above the lowest ground level, whichever is lower, and the top of the cornice of a flat roof, or the deck line of a <br /> mansard roof, or the uppermost point on a round or other arch-type roof, or the median height of the highest <br /> gable of a pitched or hipped roof. Topographic changes which elevate the adjoining ground level above the <br /> existing terrain shall not be considered in determining building height. For a pitched or hipped roof situation, <br /> regardless whether the highest living space in a building is a half-story or full story, if the highest living space <br /> contains windows (excluding skylights) the upper measuring point for defining building height shall be the <br /> median height of the top of the highest window and the highest peak of the roof. <br />
