E. Lots 1, 2, and 3 within Tanager Estates shall be provided with vehicular <br />access via private driveways extending from a new public cul-de-sac to be constructed by the <br />Developer as an extension of Heritage Lane. Developer shall comply with the Construction <br />Activity and Traffict Control requirements outlined in Plan E, in the form of the attached Exhibit <br />Driveways shall be designed and located so as to not encroach on wetlands or MCWD- <br />required wetland buffers, and to minimize tree removal to the greatest extent practicable. Lot 4 <br />shall continue to be served by the existing driveway extending from Shoreline Drive. <br />F. NIA <br />G. NIA <br />H. Lots 1, 2 and 3, and the principal residence on Lot 4, shall be served with <br />public sewer extending from the existing municipal sewer within Heritage Lane. The sewer <br />extension within Heritage Lane shall be constructed by the Developer at the Developer's <br />expense subject to the approved plans, Plan F. Developer shall execute a drainage and utility <br />easement over Lot 3 in favor of Lot 4 for future sewer utilities. Upon certification by the City <br />Engineer that the sewer extension has been completed and is fully functional and accessible per <br />City Code requirements, the City will accept the sewer system as public and shall henceforth <br />maintain the public sewer system. <br />I. Prior to City Council approval of the final Plat, the Developer shall furnish <br />a boundary survey of the Land with all property comer monumentation of the Land in place and <br />marked with lath and a flag. Any encroachments on or adjacent to the Land shall be noted on the <br />survey.
