I have enclosed the original <br /> baffle plan, although it probably should be modified to make use of the docks as <br /> you propose. <br /> • Your parking requirements for 86 wet slips, 20 dry stack slips for lake use, and <br /> the sales and service functions total approximately 72 spaces in addition to your <br /> employee parking. The formal parking plan on file indicates 69 spaces south of <br /> the lagoon, plus another dozen or so spaces near the marina office. If the green <br /> buffer around the lagoon increases to 20-30', the northerly row of spaces south <br /> of the lagoon would be eliminated. These might be made up along the east side <br /> south of the future stormwater pond, and might be a reasonable hardcover <br /> tradeoff since the new parking would be further from the lake. <br /> Rich, one of the City's primary goals for marinas is to establish substantial r�een strins at the <br /> lakeshore, minimizin� hardcover to the greatest extent possible, and treatin� the stormwater <br /> runoff from the hardcover that does exist. I think we need to take a closer look at the hardcover <br /> expansions over the last 10 years, and bring them back into some reasonable degree of <br /> compliance. <br /> The City's second goal is that marinas be a "good neighbor" to the greatest extent possible. In <br /> the case of North Shore Marina, that may be accomplished with some fencing, some additional <br /> vegetation screening, and by your prudent operation of the marina to avoid negative impacts on <br /> neighbors. We haven't had any complaints since you took over. <br /> Regarding your sign proposal, Jeanne and I agree that replacing the 'Mobi1 ' inserts with a <br /> North Shore sign, and removing the taller sign east of the driveway entrance, would be a <br /> positive improvement. You should check with the Building Inspectors about a sign permit to <br /> do that. Interior lighting of the sign is not prohibited. I'm not sure where your sign is located <br /> in relation to the lot line, but because it is an existing post and frame, you would be allowed to <br /> change the inserts without moving the sign. <br /> During the inspection we discussed the fact that not all of the improvements can realistically <br /> happen immediately, due to time and financial constraints. It would be helpful if you could use <br /> this letter as a punchlist, add things that I have missed, and put a tentative date (1996, 1997, <br /> 1998, etc.) on those improvements that are long-term. With that information, we can sit down <br /> and formalize a landscape/stormwater improvement plan that you can take to the Planning <br /> Commission and Council in support of your CUP applications. <br />
