Rich Anderson <br /> May 23, 1995 <br /> Page 2 <br /> • Construct 6' fence along east lot line (approximately from road right-of-way line <br /> northward to where existing vegetation screening begins). <br /> • Although we didn't specifically discuss it, if you ever do regrade the site, <br /> consider rebuilding the driveway entrance to the County road by building it up <br /> to allow for a 20' apron level with the County road for safery purposes (this will <br /> take significant fill). <br /> • You indicated a desire to regrade between the south dry stack unit and the road, <br /> to create a second berm for tree planting/screening. This will require a detailed <br /> grading plan and review by the Council, although if less than 100 cubic yards <br /> total would not require a separate conditional use permit. <br /> • The area between the dry stacks and the County road needs to be re-vegetated, <br /> although you are doing a good job of not using that area for storage. <br /> - • The area behind the caretaker house being used for storage is recent gravel (since <br /> 1985 approval) that was never specifically approved for hardcover or storage, <br /> although it is a relatively unobtrusive location for storage. Your proposal to <br /> screen this with a fence between the caretaker house and the existing vegetation <br /> screening is a good plan, but we need to resolve the hardcover issue (see <br /> hardcover diagrams attached). <br /> • The lilacs along the west side of the service building won't do any significant <br /> screening for 10-15 years if they survive. Your suggestion of planting some <br /> deciduous trees (maples, etc.) along that building will provide some softening of <br /> its impact much more quickly. <br /> • All storage along the west side of the service building should be discontinued. <br /> • Except for the first 40' north of the service building, screening along the west <br /> side extending to the lake looks like it will be fairly good under summer leaf-on <br /> conditions. However, remember this is an especially sensitive area because <br /> neighboring houses are very near your properry. <br /> • The a:ea west of the lagoon also has never been approved for hardcover, and <br /> although only a portion of it is graveled, this area needs some planning. One <br /> goal would be to eliminate as much hardcover as possible within 75' of the lake, <br /> � and then continue a green buffer strip along the lagoon. By code, that buffer <br /> along the shoreline should be almost 50'. However, a 20-30' buffer coupled with <br /> the parking lot paved and draining to a stormwater pond, probably results in a <br /> good long-term plan. ' <br />
