The wetland classification map <br /> indicates one wetland is located within the property and is classified as a Manage 3 with a I6.5 foot buffer. <br /> There is currently a concrete driveway located within the required buffer of the wetland. This is considered a legal <br /> nonconforming structure. When existin¢ surfaces, like the driveway, are within the area needed for the <br /> establishment of a buffer the applicant can be allowed Buffer Flexibility under 78-1608 (3) Nonconformities (d) <br /> Buffer Flexibility. The applicant will need to provide a survey that shows where the buffer is being expanded to <br /> make-up for the square footage of the buffer that is lost due to the existing driveway. <br /> Buffer Yegetation Aequirement� <br /> If any of the buffer area is disturbed by graded or currently is turf it will need to be restored to native <br /> vegetation. A plan that provides the location of seeding, proposed native seed mix to be seeded and method of <br /> site preparation and seeding should be provided. According to the ordinance Div. 3 Sec. 18-1605 (3) the seed mix <br /> must contain at least 12 pounds (PLS) per acre of native prairie grass seed and 5 pounds (PLS) per acre of native <br /> wildflower seed. The grass mixture must contain a minimum of four species while the wildflower mixture must <br /> contain a minimum of five species. Once the native vegetation is established the buffer area will not be <br /> allowed to be mowed unless it is for maintenance aher October 15. <br /> Wedand Bu�er Marlaers <br /> It is recommended that at least two markers are placed at the upland boundary of the wetland buffer edge. <br /> Signage is available from the City and will be sold to the landowner. <br /> Itecommendations <br /> It is recommended that the items in this memo are addressed prior to approval. An escrow amount for $ 1,500 is <br /> recommended to cover the cost of buffer development if not completed by the applicant and compliance checks. <br /> t�' <br />
