The project <br /> triggers our wetland buffer regulations and it appears that a buffer area must be established. You must sign this and return it to the City with a check for $2500 (escrow) <br /> before the permit will be issued. This escrow is partially for erosion control and will be held until the completion of your <br /> project. Because your project triggers the City's wetland buffer requirement your escrow will also be held until we are <br /> into the growing season so the exiting buffer vegetation can be evaluated. Depending on the existing condition of the <br /> buffer, new plantings and invasive species removal may be necessary. <br /> Also, I noted that you've had the 16.5'wetland buffer width shown on your survey, thank you. Obviously, it extends into <br /> the driveway so additional buffer will need to be added in the square footage taken up by the driveway. Your surveyor <br /> should calculate the square footage of the buffer that falls on the driveway and add it to the buffer elsewhere.
