The Property is located in the LR-1A One Family Lakesho�e Residential Zoning District. <br /> 3. The Property contains 1.9 acres in area and has a defined lot width of 267 feet at the <br /> ordinary high water level and 258 feet at the 75-foot setback. <br /> 4. The variances a�e in harmony with the interrt of the Ordinance. <br /> 2. "Variances shall only be permitted . . . when the variances are consistent with the <br /> comprehensive plan.°The requested variances are in line with the residerrtial goals within <br /> the comprehensive plan. <br /> 3. "Variances may be graMed when the applicarrt for the variance establishes that there are <br /> practical d'�fficulties in complying with the zoning ordinance. `Practical difficu�ies,' as used in <br /> connection with the granting of a variance, means that: <br /> a. The pr+�perty owner in question proposes to use the property in a nsasonable manner, <br /> how�ever, the proposed use is not permitted by the o�cia/controls. <br /> The variance requests are residential in nature and are reasonable considering the <br /> unique nature of the Property having a large wetland at the rear nudging the <br /> development closer to the lake. <br /> 3 <br />
