The Orono Planning Commission reviewed this application on November 16, <br /> 1998 and recommended approval by a vote of 7 to 0. <br /> 4. The Planning Commission made the following findings of fact: <br /> A. The residence was constructed prior to the adoption of the zoning <br /> ordinance. Most of the structure is located within 75' of the lakeshore. <br /> B. Removal of the concrete patio and a portion of the lakeside deck would <br /> decrease the overall hazdcover in the 0-75' lakeshore setback by 336 sq. <br /> ft. <br /> C. An extension of the gabled roof would increase the height of the <br /> residence towards the lake. Although the hipped roof is directing water <br /> directly to the lake, the gabled roof would divert water to the sides of the <br /> residence. <br /> D. The 39 sq. ft. addition to the residence would require moving the <br /> basement wall out 3'. The applicant has stated the replacement of the <br /> existing wall would be an improvement to the residence as the existing <br /> wall is in poor condition and of substandard construction. <br /> E. The proposal would not change any hazdcover outside of the 0-75' <br /> � lakeshore setback. <br /> F. The property contains a large wetland over most of the north half of the <br /> lot. <br /> G. A letter in support of the proposed project was submitted by the property <br /> owner located adjacent to the applicant's property at 2625 North Shore <br /> Drive. <br /> H. Ed Callahan, 2545 North Shore Drive, was present at the Public Hearing <br /> and spoke in favor of the proposal. <br /> Page 2 of 5 <br />
