Mabusth, Building & Zoning Administrator � <br /> From: Stephen Weckman, On-Site Systems Manager <br /> Date: October 13, 1992 <br /> Subject: Subdivision �1771, Jim and Sarah Markoe - <br /> Septic Review <br /> 2 have reviewed the proposed soil testing and septic system <br /> design for this property and would make the following comments. <br /> LOT 1 <br /> Soil testing and system design has been submitted for a 4- <br /> bedroom home including primary and alternate drainfield sites. <br /> Both sites meet MPCA rules Chapter 7080 requirements, however <br /> both sites have slopes greater than 6$ as required by Orono City <br /> Code. The primary septic site has slopes between 6� and 8$ while <br /> the alternate site averages 8� slope throughout. Both sites also <br /> encroach within the required 20' lot line setback, requiring a <br /> 10' variance. <br /> This lot does not have sufficient area available for a 5- <br /> � bedroom home, therefore a 4-bedroom home will be the maximum home <br /> size possible. The lot is limited due to excessive slopes and <br /> extra caution must be exercised to assure that these sites may be <br /> allowed to function adequately. For this reason, staff <br /> recommends that a buffer strip 20' wide be set aside along the <br /> north property line adjacent to the alternate drainfield site <br /> which must not be disturbed or manipulated in any way in order to <br /> avoid any problems resulting from land alterations. Also, no <br /> hardcover should be allowed within 40' of the primary drainfield <br /> site for Lot A for the same reason. As this lot has been <br /> manipulated by dredging and filling, the proposed primary and <br /> alternate drainfield sites are the only available areas suitable <br /> for sewage treatment and extra care must be taken to ensure the <br /> integrity of these sites. <br /> Specific septic system details are included below: <br /> - Designed for a 4-bedroom house <br /> - Depth of seasonal saturation (mottling) is 2' to 3-1/2' <br /> for both primary and alternate drainfield sites. <br /> - Slope at the primary and alternate drainfield sites is <br /> 6$ to 8$ and 8� respectively. <br /> - Percolation rates average 10 minutes per inch at 18 <br /> inches. <br /> - Topographic location and site drainage is adequate. <br /> - Variances will be required for slope (up to 8$ ) and for <br /> lot line setback (10' variance). <br />
