Lot 2 shall continue to access to North Arm Drive West via the existing private <br /> driveway. Lot 1 shall directly access North Arm Lane via a private driveway as <br /> shown on the preliminary plat drawings. <br /> 3. All identified primary and altemate sewage system drainfield sites within Lot 1 shall <br /> be fenced off prior to any land alterations, and such fencing shall remain in place <br /> until such time that Lot 1 is developed. <br /> 4. Payment of Park Dedication Fee for Lot 1 in the amount of$4,900. <br /> 5. Subdivider shall construct stormwater management improvements generally as <br /> shown on the Preliminary Plat Drawing dated Apri122, 1998,revised June 17, 1998 <br /> subject to any revisions of said plan as may be required by the City Engineer. <br /> Erosion control shall be maintained over all disturbed areas until natural groundcover <br /> is restored, adhering to guidelines found in 'Best Management Practices for <br /> Protecting Water Quality in Urban Areas'. <br /> 6. The stormwater improvements shall be constructed to City requirements, subject to <br /> a Developers Agreement executed between the City and the developer. Drainage and <br /> stormwater improvement construction can begin as soon as the fmal plans have been <br /> formally approved by the City Engineer and the Developers Agreement has been <br /> executed. <br /> 7. No building permit will be issued for Lot 1 until the stormwater management <br /> improvements have been completed by the developer and approved by the City. <br /> 8. Prior to City release of the plat for filing, applicant shall provide evidence of fee <br /> ownership of the property in a form acceptable to the City Attomey, and applicant <br /> shall meet any other title requirements as may be required by the City Attomey. <br /> 9. Applicant shall provide all documents noted in this resolution in a format <br /> acceptable to the City Attorney prior to release of the plat for filing, and shall <br /> complete all conditions to the satisfaction of City staff,prior to release of the plat for <br /> filing. . <br /> Page 3 of 4 <br />
