� °� <br /> O � O CITY of ORONO <br /> a <br /> � � RESOLUTION OF THE CITY COUNCIL <br /> �� ' G�� No. b 1 3 9 <br /> �`�kESHog'� <br /> variances, and additionally recommended that the appiicant be granted a <br /> variance to allow construction of a ramp leading from the covered porch to <br /> ground level to accommodate applicant's anticipated pending need for handicap <br /> access to the residence. <br /> 4. The City Council reviewed the application at their May 14, 2012 meeting and <br /> reviewed the request in light of the following findings: <br /> a. The property contains 15,035 square feet in area and has a lot width of 100.5 <br /> feet. The existing property is conforming with respect to lot coverage and <br /> hardcover. <br /> b. The proposed enclosed entryway as partially constructed will be located 34.4 <br /> feet from the front property line and the proposed covered porch as partially <br /> ' constructed is 28.4 feet from the front property line, where a setback of 35 <br /> feet from the front property (ine is normally required. <br /> c. The P{anning Commission recommended that to accommodate the <br /> appiicant's future needs without the need for an additional variance request <br /> in the future, a variance should be granted at this time to allow a handicap <br /> ramp to be constructed, extending southward from the covered porch, and <br /> that the applicant be strongly advised to construct that ramp at this time. <br /> d. The Property is within the 250-500' hardcover zone where 30% hardcover is <br /> allowed. Existing hardcover on the property incfuding the partially <br /> constructed entryway and porch is 23.8%, well below the 30% limit, and will <br /> remain at a conforming level of approximately 24.5% after construction of <br /> the ramp. <br /> e. The addition of an enclosed entryway and covered porch are reasonable uses <br /> of this residential property when accomplished in a conforming manner. The <br /> home already existed when the current zoning district setback standards <br /> were adopted. The location of the existing home is unique to the property <br /> and not caused by the tandowner. <br /> Page2of5 <br />
