According <br /> to the code,the north property line is the defined front. <br /> Per city Code Section 78-1435 a detached garage or accessory building cannot be located between the front property <br /> line and the principal structure. <br /> The location you propose the accessory structure cannot be approved by administratively(by staff) and will require a <br /> variance approved by City Council. Variances are requested when the criteria cannot be meant and there is a practical <br /> difficulty identified. <br /> I have enclosed a variance application packet if you wish to proceed with a variance request. Currently the application <br /> fee is$700 and a $2,500 escrow. The next deadline submittal is August 23�d at noon.
