(Previously developed residential lot now vacant) <br /> Proposed Legal Description: (metes and bounds) <br /> Lot Standazds: <br /> Proposed Gross Lot Area: Approx. 6.0 acres <br /> Lot area is conforming to the 2.0 acre minimum. Lot width remaining is <br /> approximately 200'(requires 200'to be considered as conforming in width). <br /> House setbacks: <br /> House has been removed. <br /> Subdividability: <br /> Lot has potential to be divided into two lots, a front lot of at least two acres <br /> and a reaz lot of at least 3 acres would be required. The rear lot would be <br /> accessed by a 30'outlot containing a private driveway under city codes. � <br /> On-Site Systems: <br /> Testing has been submitted and approved for primary and alternate drainfield <br /> sites for a"west lot" and an"east lot". <br /> As we discussed on September 11,we understand it is MnDOT's policy to sell the properties as-is <br /> with full disclosure of their status in relation to local codes.
