MnDOT Lots <br /> 9/26/03 <br /> Page 5 <br /> 380 Silver Meadow Drive (Developed residential lot) <br /> Proposed Brief Legal Description: Part of Lot 4,Block 1,Meyer Dairy Addition <br /> Lot Standards: <br /> Proposed Gross Lot Area:: 1.6 Acres approx. <br /> Lot area becomes non-conforming to the 2.0 acre minimum standard. <br /> The impact of this is that total reconstruction on the site would require a lot <br /> area variance. <br /> House setbacks: <br /> Proposed rear(north)yard setback appears to be reduced to 40'where 50'is <br /> required. The rear yard becomes substandard, and no additions to the <br /> existing home within 50' of the rear lot line would be allowed. The house <br /> becomes nonconforming as to location. <br /> On-Site Systems: <br /> Existing septic system is not impacted. Highway construction will eliminate <br /> part or all of former tested alternate site, so a new alternate site should be <br /> tested and submitted for approval. <br /> 375 Silver Meadow Drive (Previously developed residential lot now vacant) <br /> Proposed Brief Legal Description: Part of Lot 3,Block 1, Meyer Dairy Addition <br /> Lot Standards: <br /> Proposed Gross Lot Area: 1.2-1.4 Acres approx. <br /> Lot area becomes non-conforming to the 2.0 acre minimum standard. <br /> The impact of this is that total reconstruction on the site would require a lot <br /> area variance. <br /> House setbacks: <br /> House has been removed. Potential impacts <br /> may have occurred to possible alternate sites by house moving process. <br /> This azea is not provided with municipal sewer.The post-taking lot size of just over one acre <br /> is nonconforming. If MnDOT can show that suitable primary and alternate drainfield sites <br /> are available,and that a new home can be constructed meeting all City location requirements, <br /> then a variance for lot area might be granted if applied for.The alternative is to sell this land <br /> to one or more adjacent property owners as additional yard area. <br />
