Mogen, 1170 Lyman Avenue <br /> Subdivision, Septic System and Site Evaluation Review <br /> I have reviewed the Mogen proposal for subdivision of the <br /> 4 plus acre property to create a second building site, and <br /> wish to make the following comments : <br /> Lot A (Existing House) <br /> Existing system for 1170 Lyman Avenue consists of 2 septic <br /> tanks and 2 separate drainfield systems. A new drainfield <br /> was added in 1981, keeping the old field as an overflow. <br /> The old drainfield was located by probing and the end marked <br /> with a stake. This drainfield extends about 30 ' into the <br /> proposed new lot, which is unacceptable. I have sketched <br /> (attached) a recommended lot line rearrangement which will <br /> include the existing house and drainfield on one lot while <br /> keeping an approximate 2 . 0 acre lot size for both lots . <br /> No alternate site was tested to show that suitable soils <br /> and area exist for future drainfield for the existing house. <br /> This testing should be submitted and approved as part of rhe <br /> subdivision process . <br /> Lot B (New Lot) <br /> A site evaluation of this property was performed by Gerald M. <br /> Sunde in 1978. I believe I have properly transcribed his <br /> test locations onto the sketch attached, although no actual <br /> test holes could be located. The proposed primary and <br /> alternate drainfield sites lie on a terrace area just down <br /> from a steeper bank, above which is the assumed proposed <br /> .house location. With an average perc rate of 48 MPI, and <br /> mottlir�g not observed in the borings , the proposed standard <br /> trench system is acceptable. The site is more than 75 ' <br /> from the wetland and approximately 8 ' higher in elevation. <br /> Because of the odd-shaped lot configuration and location <br /> of septic systems on both lots , possible sites for a well <br /> to serve the new lot are somewhat limited but not unworkable. <br /> I note that Coffin ' s survey dated 11-17-76 shows a house <br /> located approximately on top of the tested drainfield site. <br /> This house location is, of course, not acceptable. <br />
