8. Obstructions of Common Elements.There shall be no obstruction of the common <br /> elements nor shall anything be stored in the common elements without the prior consent <br /> of the Board of Directors of the Association except as herein expressly provided. - <br /> 9. Exterior Exposure of Building.No unit owner or occupant shall cause or permit <br /> anything to be hung, displayed, or placed in window (with the exception of draperies, <br /> blinds, shades and natural plants), on the outside of exterior doors, or on the outside walls <br /> of the building, and no signs shall be a�xed to or placed upon the exterior walls or roof <br /> or any part thereof, without the prior written consent of the Boazd of Directors of the <br /> Association. The Board of Directors may promulgate regulations concerning uniform and <br /> harmonious window treatments which shall be binding upon all unit owners in the <br /> Condominium. <br /> 10. Restrictions on Alienation of Units.There are no restrictions on the alienation of units <br /> by reason of age, race, sex, marital status or religion. <br /> 11. Impairment of Structural or Mechanical Integrity of Unit or Building. Nothing shall <br /> be done, placed, installed or erected in any unit or in,upon or to the common elements, <br /> which would impair the structural or mechanical integrity of the building or which would <br /> structurally change the building except as is otherwise provided herein. <br /> 12. Alterations of Units or Common Elements.An owner of a Residential may make any <br /> improvements or alterations to his Residential Unit, not otherwise prohibited by the CIC <br /> Documents, so long as they do not impair or reduce the structural integrity, the <br /> mechanical systems, the sound insulation quality or the support of any portion of the <br /> Condominium. After acquiring an adjoining Residential Unit, an owner, with the consent <br /> of the Board of Directors of the Association and the first mortgagees of the affected <br /> Residential Units, may remove or alter any intervening partition,or create appurtenances <br /> thereto, even if the partition in whole or in part is a common element, if those acts do not <br /> impair the structural integrity, the mechanical systems or the sound insulation quality or <br /> lesson the support of any portion of the Condominium. The adjoining owner shall have <br /> the exclusive license to use the space occupied by the common elements,but such use <br /> shall not create an easement or a vested right. Removal of partitions or creation of <br /> apertures under this Section is not an alteration of unit boundaries. <br /> 13. Reasonable Requirements of Association; Indemnification for Unit or Common <br /> element Alterations. With respect to the removal of partitions or creation of apertures <br /> described in the last three sentences of the previous Section hereof, the Board of <br /> Directors of the Association may reasonably require the owners of the affected <br /> Residential Units to replace or restore any such partition or aperture, and prior to <br /> consenting to such alteration, the Board shall require plans and specifications therefore <br /> which plans and specifications shall not be modified after approval by the Board unless <br /> the Board has also approved such modifications. The Board shall further require that the <br /> owner(s) requesting its approval furnish adequate assurances that the Association and <br /> other owners will be indemnified and held harmless from mechanics' liens or other claims <br />
