ARTICLE IV. � <br /> Restrictions,Conditions and Covenants ' <br /> 1. Membership in Associallon. A unit by virtue of such interest be a.member of the <br /> Association and shall remain a member of said Association until such time as his interest <br /> in the Condominium ceases for any reason, at which time his membership in said <br /> Association shall automatically cease. When one or more persons hold an interest in a <br /> unit, all such persons shall be members. <br /> 2. Compliance with Provisions of CIC Documents. Each unit owner and occupant of a <br /> unit shall comply with all of the provisions of the CIC Documents and failure to comply <br /> with any such provisians shall be grounds for an action to recover damages or for <br /> injunctive relief. <br /> 3. Administration of Condominium.The administration of the Condominium shall be in <br /> accordance with the provisions of this Declaration and the Bylaws of the Association. <br /> 4. Prohibition of Exemption from Liability for Contribution Towards Common <br /> Expenses.No unit owner may exempt himself from liability for his contribution of his <br /> proportionate share of the common expenses of the Condominium, as assessed by the <br /> Association, by waiver of the use or enjoyment of any of the common elements or by the <br /> abandonment of his unit. <br /> 5. Purposes for Which Units are Restricted as to Use; Restrictions on Ownership and <br /> Conveyancing.Residential Units.All of the Residential Units in the condominium shall <br /> be used and occupied exclusively for private residential purposes by the owners thereof <br /> and their families, tenants and social guests and for no other purposes; provided, <br /> however, that they may, in addition,be used and occupied for the purposes, businesses, <br /> occupations and activities described in more detail in Section 16 of this Article IV <br /> hereinafter. <br /> 6. Nuisances.No noxious or offensive activity shall be cazried on in any unit or in the <br /> common elements, nor shall anything be done therein, either willfully or negligently, <br /> which may be or become an annoyance or a nuisance to other unit owners or occupants. <br /> 7. Hazardous Use and Waste; Conservation of Energy.Nothing shall be done or kept in <br /> any unit or in the common elements which will increase the rate of insurance, electricity, <br /> natural gas or any other energy or utility charges of the Condominium without the prior <br /> written consent of the Board of Directors of the Association. No unit owner or occupant <br /> shall permit anything to be done or kept in his unit or in the common elements which will <br /> result in the cancellation of insurance on the Condominium,or the contents thereof, or <br /> which would be in violation of any law. No waste shall be committed in the common <br /> elements. Water, heat, air conditioning, electricity or other forms of energy or utilities <br /> shall not be wasted but instead shall be conserved. <br />
