Having one curb cut would
prrbably lead to everybody tha#visits this home parking on Heritage Lane. Gustafson stated having a
sidewalk tht+ou8h the yard defeats some of the eomments of the neighbors about not ha+ing the ciub cut
on Heritage Lsne.
Prixrtup stated if there ia aore intensive use of the house, given the£act that the house expands in that
direction, the driveway on that side will, nhance that use and makes him a little uncomfortable about the
variauce. Printup asked if a varince is being requested on the Heritage Lane side.
Curtis poimted aut the setback line and the arcroachment on tive overhead.
Priatup stated allowing a driveway on thst side enhances a more intensified use in an area that shrnild not
have any house at all.
Gustafson noted the homes acroas the st+eet both accesa onto Heritage Laae and that it is likely thsany
builder that would prnpose a house on this PmPY wauld propose that thfront door faoe HGritage Lane.
If the front door does not face Heritage I.aae,it lcely would be confising to visitors to have to drive gast
the l:ause to get to the finnt door. Cnstafscn stated even if they were to go witb.an entirely differeat
design,iwould still frant Heritage Lane.
I-ev'an$stated iun her view they have dvne a menanimous job of working with the neighbors by holding
muItiple neighbQrhood meetings aad t11at they have dane a wonderful job in beinfleacible and wnting to
be geod neighbors. Levang stated the fact that there aze some constraints with the lot, which is why the
City has a variance process and that she is not stiue what more anyone could ask of the applicant in being
flexible, respex, rtful, and wenting to be good neighbors. Levang stated she doea not have any pmblems
with the application and that in hex view they have done a wonderfixl job.
Printup asked if County Road 15 will be closed down as part of the Metropalitan Council sewer line
praject or whether local traffic will be allowed.
Loftus ststed.there will be fu11 access during canshuction on the Orono side o£the project and th,at she is
not sure abeut the Lag Laka aide of the praject.
McMi11statod she appreciates the revision that they have done by pulling it out af the side setback and
moving the house bck ten feet to accommodate the neighbor. McMillan indiaated she is oka.y with going
ahead with a resolution but that she would like the applicant to look a lfttle fiuther into acoommodating a
driveway apran and incorporating some landscaping for the neighbors. McMillan suggsted the applicant
considat reducing some of the asphlt for the driveway and also show thatnovgh landscaping caa be put
in fmnt of the fe,nce.
McMillan stated it sounds like the curb cut dof Heritage Lane will be the main entrance and that they
should consider reducing the width of the driveway entrance off of Heritage Drive. McMillan
commented she looks at that as more of a utility driveway and that in her view itdoes not need to be 18
feet wide. McMillan stated if that curb cut is redueed, she would be okay with the two curb cuts.
Page 11 of 3T
