I am looking at purchasing 135 Luce Line Ridge in Orono. I would like to <br /> initially discuss putting up an accessory building. I have downloaded the application packet but I have some <br /> questions about your process. My initial questions are: <br /> 1. The lot is 2.68 acres. I wouldn't be building more than a 1200 sq. ft footprint. I believe the <br /> property is a PRD. Can you please tell me what the setbacks would be? The setbacks for an <br /> accessory structure vary depending upon the size of the structure proposed. Attached is the <br /> Accessory Structure information sheet. 135 Luce Line Ridge is located in the RR-1A zoning <br /> district. However, setbacks (building envelope) are determined by the PRD Resolution No. 1709 <br /> (attached). An accessory structure must not be located nearer the front/street lot line than the <br /> house. Also, in addition to the setbacks based on size, a proposed accessory structure must be a <br /> minimum of 10 feet from other buildings; 20 feet from the drainfield; and 10 feet from other parts <br /> of the septic system. <br /> 2. Would you have exact placement/specifications on the existing sepfic system? If yes, would these <br /> available to me? <br /> a. Initially I would like to place the structure on the north/northwest corner of the existing <br /> driveway. <br /> I have attached a copy of the as-built location of the septic system from 1987. As Roger has stated <br /> above, we cannot assure this location is accurately depicted. The location should be verified. <br /> 3. I've read that accessory buildings cannot be placed closer to the street than the house. This, along <br /> with whatever the side and rear setbacks are, may be difficult to do in that location. I want to hold <br /> to that; however, I do not know what the setbacks are. Would it possible/feasible to obtain a <br /> variance if it is necessary? <br /> a. I would be mirroring the aesthetics (cedar, brick, angles, etc.) of the house on this new <br /> structure <br /> b. I would be trying to retain the trees and vegetation of where I believe the septic drain field <br /> is currently <br /> According to the PRD Resolution No. 1709 the front setback is 50'. Any proposal of an accessory <br /> structure forward (streetward) of the principal structure would require a variance. Part of the <br /> variance request requires stating what the practical difficulty is for requesting a variance. You will <br /> need to describe why the accessory structure needs to be forward of the principal structure, i.e. is <br /> there no legal alternative location? <br /> 4. Would it be possible to meet someone from your office out at the property? <br /> a. We are having our inspection next Tuesday, August 16. <br /> b.
