The property has an area only 17 percent of the minimum lot area <br /> for the LR-lA zonin�district. <br /> b. A house has existed on this property since 1910. <br /> G. No lot adjacent to Long Lake Boulevard exceeds one acre in size. <br /> There is no additional land available for the applicants to purchase <br /> to enlarge the property. <br /> d. Because the front lot line is not perpendicular to tlie side property <br /> lines the usable width of the property is only 84 feet when the <br /> zoning district requires 200 feet. The proposed residence will be <br /> as centered on the property as is reasonably feasible and will not be <br /> out of character with the neighborhood. <br /> e. With a 28 foot reduction in hardcover the total amount of proposed <br /> hardcover equals the total amount of hardcover allowed on the lot. <br /> £ Proposed structural coverage is below the 15 percent limit and will <br /> be conforming. <br /> 4.
