MINUTES OF THE REGULAR COUNCIL MEETING HELD ON AUGUST 27, 1984 . PAGE 5 <br /> #840 NED DAYTON r;ayor Butler moved, Counci.lmember Frahm seconded , to <br /> approve the 17 unit rural PRD for Ned Dayton finding <br /> that all standards of the PRD ordinance, applicable <br /> standards of the RR-1B zoning district and septic <br /> ordinance have been upheld subject to the following <br /> condi�ions : <br /> 1 . Access to all 17 residence pads must be off plat <br /> r�ad. <br /> 2. The approved building enveiope for each pad is as <br /> follows : <br /> front/street or rear = 35 ' <br /> sine = 25 ' <br /> These approved setbacks must be included in the <br /> restrictive covenants for the development of the <br /> property. <br /> 3. All drainfield areas must be staked and protected <br /> prior to any site grading or road construction. <br /> Finalresolution approving plat will specify need <br /> tc� protect drainfield locations . <br /> 4 . Restrictive Covenants must specify need to limit <br /> ail unnecessary gracling on each pad in order to <br /> fulfill primary purpose of PRD and protect <br /> designated improvement areas . <br /> 5 . Dedication of 33 ' of right of way for County Road <br /> 51. <br /> 6. Ur�derlying road and utility easements over road <br /> outlot. Private road must be shown on plat as <br /> ou�lot. <br /> 7 . Road plans must. meet standards of Section 11 . 33 <br /> for a private road serving more than 8 units. <br /> A) Typical section <br /> B) Horizontal and Vertal controls <br /> 8. Drainage easements taken over wetlands, <br /> retention ponds , drainageways . <br /> 9. Apply for permit approval from the MCWD--final <br /> grading and drainage plans must show bench mark <br /> reference for elevations and erosion control <br /> measures. <br /> 10. Payment of Park Fee of $3 , 400 . 00 <br /> 1 unit @ $200 per 2 acre density <br />
