Brooks is attempting <br /> to remedy an error made when he transferred a <br /> pcsrtion of a 40+ acre parcel to the ilature Conservanc��. <br /> A lot of 2. 3 acres was created without Citv review � <br /> or approval as required by State Statutes for <br /> all subdivisions. The lot does not meet the <br /> minimum lot width requirement of 200' , rec�uiring <br /> a 10' variance. �311 of the other zoning standards <br /> for the district have been r.let. rsr. IIrooks <br /> explains in his letter of April 18, 1979 , the <br /> ���olsfeld Lake Company gave the land first to the <br /> Ilature Conservancy who in turn gave it to the <br /> State of P�innesota. At this point in time, it <br /> is irnpossible to realign the mutual lot line. <br /> The septic inspector has approved the septic <br /> design. The County has approved direct access <br /> of CSAH 6. The applicant has referred to some <br /> arrangement with the DNR concerning access off <br /> the DNR entry road to the east of the lot. In <br /> either case both accesses �vould involve a permit <br /> from the Hennepin County Highway Department. <br /> The Planning Comriission recommends approval of <br /> the ��olsfeld Lake Company Addition subject to <br /> the following conditions: <br /> 1. Grant lot width variance of 10' - no setback <br /> variance will be granted for new construction. � <br /> 2. Approve mound system per septic inspector' s <br /> recommendation citing necessary design <br /> rlodification�. <br /> 3. Direct access off CSAH 6 has been approved <br /> by County. Applicant may arrange for access <br /> of DP7R entry road. The use of either access <br /> will involve a permit. <br /> 4.
