Staff conducted a preliminary review based on the information provided and recommends the following items <br /> be submitted or revised in order for your application to be considered complete and for the plan review to continue: <br /> 1. Certificate of Survey. Our engineer has reviewed the survey and has the following comments: <br /> a. The top and bottom of elevations must be shown on all retaining walls. Please have the surveyor show <br /> the elevations and submit two full-size copies for our review. <br /> b. There is a retaining wall that is proposed over 4'and a design has been submitted;however the design <br /> submitted is not signed by a license engineer. Please submit a signed set of plans. <br /> c. The new driveway is depicted connecting to the existing driveway within the undeveloped right-of- <br /> way(noted on the survey as the "service road").The property at 1140 Loma Linda Ave is also owned <br /> by G&G Holding Co. It is our understanding that the driveway within the"service road"is maintained <br /> by G&G Holding Co.as it functions as the driveway for that residence. A maintenance agreement for <br /> the maintenance and upkeep of that shared driveway within the"service road"should be developed. <br /> Once a document has been created and recorded against both properties,please provide the City with <br /> copies for our records. <br /> d. The drainage plan appears to direct sur-face and hardcover runoff East towards the shared driveway <br /> and then down the driveway to the North. We recommend the plan be altered to ensure runoff is <br /> prevented from crossing the eastern property line until it reaches the culvert in the Northeast corner <br /> of the property to preserve the shared driveway. <br /> e. Top of Foundation. The top of foundation elevation is noted on the survey. Please have the surveyor <br /> show the point or spot where the top of foundation elevation is in reference to on the foundation <br /> perimeter. Please note,we expect the location to be consistent when submitting the foundation as- <br /> built survey. <br /> 2. Landscape Plan. Prior to the issuance of the building permit a landscape plan must be submitted showin�all <br /> the proposed exterior/landscaping improvements,i.e.patios,grading,sidewalks,retaining walls,etc. The plan <br /> should include the name of the individual perForming the work. Any proposed patios, grading, sidewalks, <br /> retaining walls shown on the landscape plan should also be reflected on the survey. <br />
