Mr. Raiche presents a subdivision <br /> of three lots for preliminary approval. Each lot <br /> will require a shallow trench system for the main <br /> drainfield and a mound systeM for the alternate <br /> sites. The Inspector cautions that these sites <br /> Must be preserved because the soils and water table <br /> are critical. Your recomr.iendation should specify � <br /> approval based on the designated drainfield sites <br /> because it is unlikely there is any other suitable <br /> drainfield area on the property. Staff recor.unends <br /> approval of the preliminary plans based on the <br /> following: <br /> 1. Preservation of designated drainfield area for <br /> the three lots <br /> 2. New access to be reviewed by the Public ��Iorks <br /> Coordinator <br /> 3. Plans for new plat road - drainage, etc. <br /> 4. Road to be private - City to take the underlying <br /> easement <br /> 5. Park dedication fee of $750 ($250 per lot) " <br /> Planning Commission Meeting - July 9, 1979 <br /> Mr. Raiche was present. The subdivision is now for <br /> three lots due to septic system restrictions. The <br /> access road will be moved to the west. Plans have <br /> been submitted and are being reviewed by the City <br /> Engineer. Applicant stated he would remove the <br /> existing road concurrent with the construction of <br /> the new access. tir. Raiche was informed that a gravel <br /> road would be acceptable with this plat. <br /> Planning Commission recomr.mended approval of the <br /> preliminary plat contingent on the following: <br /> 1. Applicant reach an agreement with the City <br /> Engineer for removing the existing road con- <br /> current with construction of the new road. <br /> 2. 21ew road will be pr�ivate road with underlying <br /> easement to the City. Plans (drainage, etc. ) <br /> must be approved by the City Engineer and access � <br /> location reviewed by the Public Works Coordinator. <br /> 3. Septic drainfield sites must be designated for <br /> all three lots as a basis for approval. <br /> 4.
