The Council determined 'impactful' based on size of the project, conformance with ordinances,and proximity to <br /> neighbors. <br /> The ordinance does allow the city engineer to exempt the requirement of a survey completed by a licensed professional if all <br /> of the following conditions are met: <br /> 1.An existing survey accurately describes existing property conditions; <br /> 2. Proposed project exceeds the setback requirements by 150%; <br /> 3. Proposed project footprint does not exceed 200 square feet; <br /> 4. Evidence that the avera�e lakeshore setback is met is provided,and <br /> 5. Information necessary to ensure the project conforms to city codes and ordinances, including <br /> hardcover,grading,and landscaping requirements is provided. <br /> The ordinance exempts the requirement that the plan be prepared by a licensed professional,though a site plan is still <br /> required. <br /> In the evaluation of your project and the information we have on file for the 5 standards above,we find: <br /> 1. The existing survey we have on file is dated September 19, 1995. This survey does not appear to reflect the patio <br /> under a 3 or 4 season room,the circular driveway,or several retailing walls throughout the site. Individually not an <br /> issue, but collectively,this standard is not met. <br /> 2.Your parcel is zoned LR-lA,and requires a side setback of 30 feet. Therefore,the project must be at least 45 feet <br /> from the side property line. The staircase is located near the northern-most corner of the house,which is 42.13 feet <br /> from the property line and runs closer to the property line than the existing house. This standard is not met. <br /> 3. It is assumed the project is less than 200 sq ft,though this will need to be verified. <br /> 4. Not applicable to this property <br /> 5. Hardcover(of the entire lot) not yet provided. <br /> Because standards 1 and 2 are not met,the engineer cannot exempt the survey requirement.
