Planning Commission questioned scale <br /> and proportion of drawing presented. r�ajor <br /> concerns involved parking and traffic patterns with <br /> reluctance to approve access onto County Road 15. <br /> Staff noted conversation of this afternoon with <br /> Don tdurphy of Hennepin County wherein his verbal <br /> recommendation w�s for no direct access to County <br /> Road 15. 6�7ritten recommendations to follow. <br /> Planning Cor.lmission noted that if drawing is <br /> correct, the 33 ft. County right of way extends <br /> five feet to seven feet into the parking where <br /> shown. Planning Corurtission noted that if business <br /> really is wholesale, as stated, that parking access <br /> may not be as important as the applicants would <br /> like to make it appear. <br /> Planning Comrlission recommended approval of the <br /> conditional use permit for a wholesale/retail <br /> auto parts store subject to closing all direct <br /> access to County Road 15, providing all access <br /> from Navarre Avenue, and subject to the City <br /> Engineer' s approval of a more detailed parking and <br /> access plan. The applicant is to provide a survey <br /> and/or scale drawing of the site and parking for <br /> review prior to the Council meeting. _ <br /> Council Meeting - September 13, 1978 <br /> Mr. Zitzloff and PZr. P�IcCharles were present <br /> to discuss their application. <br /> P4ayor Van Nest moved, Butler seconded, to con- <br /> ceptually approve the conditional use permit for <br /> Lowell Zitzloff, 3502 Shoreline Drive, and staff to <br /> ' draft a resolution for final approval at the <br /> next meeting. Approval includes adequate curbing <br /> signs and boulevard being paid for and installed <br /> by applicant and/or owner as approved by the City <br /> Engineer; allowing an entrance only off of Navarre <br /> Avenue with exit only onto County Road 15 , to <br /> be properly marked by signs; parallel parking in <br /> front of building only; applicant and owner to <br /> sign off on resolution; access and landscaping <br /> to be approved by the County.
