Average division density <br /> was noted as was average width of lots abutting <br /> highway. Lot was previously approved, built on and <br /> recorded, though recording was delayed past current <br /> local statute of limitations (one year maximum now <br /> allowed - this lot took 10 years) . Septic problems <br /> were a major concern. Mr. McCulley assured the <br /> Planning Commission he would resolve these problems. <br /> Planning Commission recommended preliminary plat <br /> approval as submitted, including one-acre lot, <br /> subject to the following: <br /> l. Private road with easement to the City. <br /> 2. Dedication of SVatertown Road right of way. <br /> 3. Drainage easement over creek_ <br /> 4. Typical drainage and utility easements_ <br /> 5. Park dedication fees being paid. <br /> 6. Variance for Lot 2, Block 1, providing approved <br /> septic system repairs can be made within this <br /> lot (including primary and alternate site) . <br /> 7.
