Note: This is common ownership. <br /> Planning Commission ileeting - July 24, 1978 ` <br /> Public inforr.iation meeting. Mr. P�icCulley was <br /> present. No public comments were heard. Discussion <br /> included: access - all new lots to have access off <br /> new road, existing access to houses on Lots 1 & 2 <br /> will require easement declaration; septic - existing <br /> problems with existing rental houses on Lots 2 & 3 <br /> must be resolved at once; soil report - from Jim <br /> Anderson recor,imends testing on Lots 4 & 5, Block 2. <br /> Existing buildings: r.tany large farm buildings <br /> seen out of character with residential developrient <br /> and use must be restricted to allowed uses. <br /> Main discussion and concern centered on one-acre lot <br /> requiring area variance. Average division density <br /> was noted as was average width of lots abutting <br /> highway. Lot was previously approved, built on and <br /> recorded, though recording was delayed past current <br /> local statute of limitations (one year maximum now <br /> allowed - this lot took 10 years) . Septic problems <br /> were a major concern. Mr. McCulley assured the <br /> Planning Commission he would resolve these problems. <br /> Planning Commission recommended preliminary plat <br /> approval as submitted, including one-acre lot, <br /> subject to the following: <br /> l. Private road with easement to the City. <br /> 2. Dedication of SVatertown Road right of way. <br /> 3. Drainage easement over creek_ <br /> 4. Typical drainage and utility easements_ <br /> 5. Park dedication fees being paid. <br /> 6. Variance for Lot 2, Block 1, providing approved <br /> septic system repairs can be made within this <br /> lot (including primary and alternate site) . <br /> 7. Notice given that existing farm buildings are to <br /> be used only for approved residential accessory <br /> building uses. (Continued) <br />
