Alan Olson, Assistant Building & Zoning Adminis- VARIANLE <br /> trator, entered into the record the following 809 Brown Road North <br /> inforr�ation concerning a variance request of #357 <br /> Dennis Platteter, 809 Brown Road North, dated Dennis Platteter <br /> February 3 , 1978 , which states: <br /> r2r. Platteter has submitted an ��plicat�on �or <br /> a variance to construct a stable which would not <br /> conforrt to the setback requirements of 150 ft. <br /> (Exhibit A) . <br /> I have checked the file and found no record of <br /> a conditional use pernit approved for the proposed ' <br /> anirnal unit use; therefore, the conditional use <br /> permit for horses on the propert� must also be <br /> addressed. ��Te might also� address the maximum <br /> number of animal units , as the nroposed barn would <br /> be 1, 980 sq. ft. in area. <br /> Exhibit B (survey of property) indicates proposed <br /> location of stable. The required setback for a <br /> stable is 150 ft. from lot lines. This application <br /> would reguire approval of two setback variances <br /> as the location as proposed would be 130 ft. from <br /> the south property line and 90 ft. from the corner <br /> of the Lawrence property. Respective 20 ' and 60 ' <br /> varian�es would be necessary. Exhibit B also <br /> indicates property dimensions. The area is <br /> slightly under seven acres. <br /> Exhibit C - land contour and vegetation. <br /> Exhibit D - floor plan of proposed stable (seven <br /> stalls and two other bays) . <br /> Our ordinance requires one acre of pasture over <br /> and above the minimum lot area requirement for <br /> each animal unit. <br /> The lot area requirement in this zoning district <br /> is two acres. Since this parcel consists of <br /> almost seven acres, five animal units couln be <br /> considered for approval of the conditional use <br /> permit. If we approve the conditional use permit <br /> for r,►ore than five animal units , we should <br /> address it as a separate variance along with the <br /> conditional use permit. <br /> (Continued) <br />
