P4otion, Ayes (3) - <br /> Nays (0) . <br /> biayor Van Nest entered into the record the Plan- SUBDIVISION <br /> ning Corunission minutes concerning a preliminary 2535 Shadywood Road - <br /> subdivision request of Dr. Tom Leach, 2535 Shady- #344 <br /> wood Road, dated January 16, 1978 , which state: Tom Leach <br /> Dr. Tor.i Leach was present. <br /> Building & Zoning Administrator Henry F, t4uhich <br /> inforr.►ed the Commission that Doug PZattson, of the <br /> iennepin County Public 4�orks Department, had <br /> called the afternoon of January 16, 1978 in response <br /> to staff' s earlier request for comments regarding <br /> his subdivision proposal. The County recommendations <br /> included: <br /> 1. Seven additional feet of right-of-way easement <br /> along County Road #19. _ <br /> 2 . Change location of driveway approach from north <br /> property line to single approach located in <br /> vicinity of comr►on lot line between Lots 1 & 2 , <br /> thereby reducing traffic hazards that r.lay result <br /> fron several driveway approaches. Suggested <br /> all three parcels use one single common approach. <br /> Mr. Leach explained the problems with relocation of <br /> approach because of the topography of the land in <br /> the area of the comrlon lot line. Steep slope rlakes <br /> this location objectionable. <br /> Coru:�ission reviewed Greg Frank' s reports. Second <br /> report dated January 6, 1978 suggested reducing <br /> requirer.lent for utility easement (storm sewer) from <br /> 30 feet to only 15 feet because of existing 20 ' � <br /> sanitary sewer easerient located south and parallel <br /> to south property line of entire original parcel. <br /> (Continued) <br />
