Coffin Co. , Iric. I am <br /> of the opinion that the proposed subdivision is not acceptable <br /> � and have the following comments: <br /> � 1. Access to Lots 4 and 5 appears to be through a private <br /> . road extending from County Road No. 6 to the west lot <br /> lines of Lots 4 and 5. <br /> � 2. The dry buildable lot sizes for Lots 3 and 4 are based <br /> � on the gross lot area which includes the �reek that drains <br /> through those lots. In the November 21 submittals, a <br /> � 20-ft. drainage easement was shown along the entire length <br /> • of the creek. <br /> + 3. A large portion of the soils in the subdivision have been <br /> classified as Hamel or Glencoe soils. These soils typically <br /> � are encountered in areas having very high water tables. In <br /> the case of Glencoe soils, the ground is frequently ponded. <br /> � Both of these soil types are unsuitable for septic systems. <br /> � 4. Nearly all of the subdivision that is not classified as <br /> � Ha.mel or Glencoe soils has slopes in excess of 12�.
