Title opinion addressed to the City and approved <br /> ' by City Attorney. <br /> ` The following letter concerning James Lawrence <br /> property from City Engineer Frank dated October 28 , <br /> � 1977, states: <br /> � "As per your request of October 17, we have reviewed <br /> � the subject application. <br /> � We have several concerns regarding the preliminary <br /> plat for the James Lawrence property. Since the . <br /> a grading plan is not included on the plat, it is <br /> not possible to tell how drainage problems will <br /> � be resolved. The existing creek is located very <br /> close to the proposed cul-de-sac and problems with <br /> � flooding may result if proper drainage is not <br /> . maintained. . A culvert will possibly be needed to <br /> provide drainage from the low area which is located <br /> ! between Lots 1 & 2 to the creek. A grading and <br /> �rainage plan should be submitted and approved , <br /> � .�efore the preliminary plat is approved. <br /> + r�, power line which runs north and south is located <br /> • on the apparent east property line of the plat. <br /> Easements for this power line are not shown on <br /> � the plat.
