Alan Olson, Assistant Buildinq & Zoning VARIANC� <br /> Administrator, entered into the .record the follow- 320 T9oodhill Road <br /> ing lettex from Robert C. Gaede, architect, dated #275 <br /> October 6, 1977, which states: Robert White <br /> "Robert F. jahite has commissioned this office to <br /> develop preliminarv site planning and designs for <br /> a structure he contemplates on a proposed outlot <br /> of his present residence. You have requested a <br /> S written opinion supporting a code variance in the <br /> , placeMent of said structure. We understand he <br /> must prove "hardship" for this to be granted. <br /> After on-site inspection, we determined the <br /> property only marginal to bear the several hundred <br /> thousand dollar structure contemplated. The logic <br /> for this opinion follows: <br /> � 1. There is one suitable location for a structure: <br /> a. Southwest �ortion is too narrow where it <br /> abuts [400dhill Road. <br /> b. Severe grades on the northwest portion would <br /> '� affect building costs substantially and <br /> adversely. <br /> c. Eastern portion' s view is to Woodhill Country <br /> Club dunp ground, thus unsuitable. <br /> d. Percolation tests indicate substantial land <br /> usage required on east side, as well, to <br /> accommodate drain field within code due to <br /> extensive clay. <br /> e. Location of present driveway is highly <br /> restrictive. Contour of adjacent land prohibits <br /> moving it, in addition to affecting aesthetics <br /> of present residence. <br /> 2. The appropriate building site is at narrowest "neck" <br /> ' of the property, coincidentally its apex. We deem <br /> it marginal. <br /> a. Contemplated structure will be between 35-50 <br /> feet wide, west facing and in excess of 100 <br /> feet long, south facing. <br /> b. The fifty foot setback requirement, plus structure, <br /> plus access drive leaves virtually no vard <br /> capability or buffer zone. � <br /> c. We viewed property prior to seasonal foliage. <br /> Proposed structure is dangerouslv close, <br /> aesthetically, to present house. Extreme care <br /> is necessary to prevent the two structures <br /> clashing -- every possible foot that can separate <br /> them is vital. <br /> � d. Value of present house could be severely aff_ected <br /> -if new one is "in its lap". <br /> (Continued) <br />
