Each parcel exceeds <br /> � the 300 ft. lot w.i.dth at the road for this f_ive- <br /> acre zoni_ng district. Applicant has been advised <br /> of the advantage for any future sPlit if the larc�er <br /> p�rcel were to be 10+ acres dry. 'rhere i_s an <br /> �xisting house on the east parcel. The west parcel <br /> � �,aou]_d r_equire a County access permit f_or any new <br /> dr_ iv���-�ay. <br /> � <br /> '['h�r_e <ire no wetlands involved except �or the actual <br /> � creek bed and, therefore, no access or open space <br /> c�asements. Noted <br /> that County access pernit would be required for any <br /> new access to the west parcel. Staff noted that our <br /> � request for the location of existing buildings has <br /> not been met and, therefore, we do not know the <br /> � extent of any setback variances which might be <br /> required. Planning Cornmission decided that a <br /> � flowage and conservation easement over the creek <br /> • should be required. <br /> Recommended approval subject to a conservation <br /> �asernent over the creek and a park dedication fee. <br /> � Also recommended that a variance be granted depending <br /> on the applicant' s verification of the location of <br /> � the existing buildings. <br /> Sta�f - September 8 , 1977 <br /> � Reccived survey with house and barn location. House <br /> requires 30 ft. variance from minimum 100 ft. <br /> required front setback. Barn requires 90 ft. variance <br /> � from r:liniinum 150 ft. setback for stable. Note that <br /> th� 60 ft. rieasured setback is 500 of the 120 ft. <br /> � �ltioned by the applicant' s agent at the public <br /> '�r_ing.
