RE�ULAR' MEETING OF THE ORONO COUNCIL, JUNE 13, 1977 Page 29 <br /> Mayor Van Nest moved, Butler seconded, to approve SUBDIVISION <br /> the preliminary subdivision for Sheldon Jacobs, 2640 North Shore Drive <br /> �640 North Shore Drive, and 315 East Grant 1200 Old Crystal Bay Rd. <br /> orporation, 1200 Old Crystal Bay Road, per the (Continued) <br /> Planning Commission recommendations of June 6, 1977, <br /> and also the following conditions : <br /> 1. 20 ' wide easement on eastern edge of property. <br /> 2. Conservation flow easement elevation 932.00. <br /> Motion, Ayes (4) - Nays (0) . <br /> Henry Muhich, Building & Zoning Administrator, VARIANCE <br /> read into the record the following request of 2967 Casco Point Road <br /> Hamilton Moran, 2967 Casco Point Road, for front #259 <br /> and side setback variances, dated May 11, 1977: Hamilton Moran <br /> � Variance request to construct a new detached garage <br /> for this property. The existing home has no garage , <br /> at present. The variance required for the front <br /> setback is technical only because the proposed <br /> building is setback approximately 60 ' from the <br /> actual travelled roadway. The legal setback is <br /> from the platted right of way. The applicant <br /> � has included a letter of consent from that <br /> adjacent property owner affected by the side set- <br /> �ack variance. <br /> A variance from the accessory building setback may <br /> require special fire protective construction <br /> according to building code requirements. <br /> Variances required: <br /> 31. 370 Setback from residence: required - 10 ' ; <br /> � proposal - 52' ; variance - 45� <br /> ' 31. 552 LR-1C Zone: Front Setback: required - 30 ' ; <br /> proposed - 7' ; variance - 770 <br /> ' Side Setback: Required - 10 ' ; proposed - 7' ; <br /> variance - 300 <br /> Hardships : Location close to the side property line <br /> allows turning radius from driveway into the garage. <br /> Location close to house is to avoid removing an 18" <br /> diameter Norway Pine tree. Location across driveway <br /> would require extensive excavation of a hill. <br /> Planning Commission Meeting - June 6 , 1977 <br /> Recommended approval due to hardships mentioned above. <br /> Took note of the applicant' s future intention to <br /> ��ibdivide the existing single lot which has contained <br /> �o residences since the 1930 ' s.
